BEDFORD, Mass. (February 19, 2026) – Just five weeks after acquiring a long-vacant office and research complex at 174 and 176 Middlesex Turnpike, in Bedford, Cummings Properties has secured its first tenant.

The Woburn-based commercial developer signed a lease with Terry Hanley Audio Systems (THAS), launched by renowned sound engineer Terry Hanley. Founder Bill Cummings personally negotiated the deal.

“Signing our first lease within weeks of finalizing the purchase of the buildings speaks to the appeal and promise of this property,” said Cummings. “Our leasing team has seen substantial interest and has already conducted more than a dozen tours with firms looking for everything from a small suite to an entire building.”

Hanley and his brother Bill rose to prominence as the founders of Hanley Sound, widely credited as the pioneer of modern festival audio and the sound engineering firm behind the legendary 1969 Woodstock music festival. The brothers toured with, and handled sound for, iconic artists such as The Beatles, Rolling Stones, Jimi Hendrix, and Janis Joplin.

Hanley founded THAS in 1970, and has continued to design, build, and operate audio systems for university commencements, international conferences, and major musical events, including New Orleans Jazz Festival and tours with Aerosmith. The firm, headquartered in Woburn, also offers video, lighting, webcasting, and simultaneous translation services, as well as equipment rentals and sales.

“We are highly motivated to find new neighbors for Terry Hanley Audio and to fill up these buildings for the benefit of the Bedford community,” said Cummings, who noted that the Cummings Properties is offering incentives and flexible terms for early leasing clients.

Developed in 2001, Bedford Woods consists of two interconnected three- and four-story buildings totaling approximately 330,000 square feet of modern office and research space. The heavily wooded setting features on-site MBTA bus service and convenient access to regional amenities, including Burlington Mall, located two miles away.

Cummings Properties’ 11 million square feet of commercial real estate accommodates labs and clean rooms, offices, healthcare facilities, behavioral health centers, restaurants, retail storefronts, warehouses, executive suites, and more. With a portfolio of this size and variety, the firm can meet virtually any commercial real estate need. Its in-house experts in design, construction, and property management offer “one-stop shopping” for the business community. More information is available at www.cummings.com.
